Tips on Selling your House

The High-Season in Thailand is here! The rain will stop and the sun will be out again with Businesses and Real Estate Agents preparing for the influx of investors, local and from abroad exploring Thailand seeking properties.

From November 1st through the next 6 months, or until the rainy season is upon us again, is when most buyers will travel to and within Thailand confirming when most property sales happen. Isan Real Estate, as the Broker has already been short-listing properties we will concentrate our efforts on most.

The real estate market conditions remain a bit slow but there is an expected increase in sales in the re-sale home market, which is offering great value for property investors right now. Isan Real Estate Co., Ltd. will concentrate their efforts most on those properties they see as best value for money, offer excellent growth and returns and are the most attractive to our potential buyers.

Let us help you set the right price

The current market is very competitive so pricing your property correctly to attract potential buyers is crucial. At Isan Real Estate we appraise properties on current land value, structural sizes and condition, overall buyer appeal, location, comparable property prices, any improvements added, present condition of the property, Real Estate climate and future infrastructure projects planned or underway in NE Thailand. For our sellers, this is completely free and guides you in setting a price that is realistic to potential buyers.

Remember: Prepare and clean your property well and maintain it to the highest standard possible to attract the buyers. Make yours the best they see!

Getting your house in order

Before we present a buyer to your property, we check that you have all necessary ownership documents to sell your property, an estimate of the transfer taxes payable upon sale and set up a marketing plan exclusively for your property. We also check whether you need to be physically present to complete a sale agreement, or if you need to give Power of Attorney to your lawyer beforehand.

Whilst social media is still the mainstay of marketing, there are many buyers who drive around looking for properties that may suit their investment. We have colourful, eye-catching signage with our recognised professional brand name and reputation, which will capture the eye of the future buyer.

Negotiating

It could be classed as normal to share the settlement costs 50/50 between buyer and seller, however, this is an area for further negotiation. During the sale negotiation, we take all this into consideration and at the conclusion present you with an offer that may even have the buyer paying all transfer and settlement costs.
