How do I calculate rental yield?<\/strong><\/p>\n

There are 2 types of rental yields, gross and net.<\/b> It is essential to understand the difference and how each of them is calculated.<\/p>\n

Gross rental yield<\/strong><\/p>\n

To work out the gross rental yield, you need 2 key indicators \u2013 the annual rental income and the property value.<\/p>\n

  • Annual rental income<\/strong> = weekly rent x 52 \u201cor\u201d monthly rent x 12.<\/li>\n
  • Property value<\/strong> = could be purchase or market value, depending on whether you are looking at the current performance or future prediction.<\/li>\n<\/ul>\n

    Once you\u2019ve worked out the 2 amounts above, the calculation is relatively simple:<\/p>\n

    Gross rental yield = (Annual rental income \/ Property value) x 100<\/i><\/strong><\/p>\n

    For example, a property that was purchased for \u0e3f<\/span><\/span><\/span><\/span>3,900,000 and returns a monthly rent of \u0e3f<\/span><\/span><\/span><\/span>15,000 per month (\u0e3f<\/span><\/span><\/span><\/span>180,000 per year) would have a current rental yield of 4.61%.<\/p>\n

    However, if the current market value of the property is \u0e3f<\/span><\/span><\/span><\/span>4,500,000, and the rental income remains the same, at \u0e3f<\/span><\/span><\/span><\/span>15,000 per month then the potential rental yield would be 4.00%.<\/p>\n

    It\u2019s important to understand that current or past rental yields are not necessarily accurate indicators of future performance, especially in a heated property market where prices are soaring, but rental prices are stalling, that old supply and demand scenario again. The more properties available to choose from allow the prospective renter to negotiate a better deal for them. If you stay fixed on your rental price, you may find that your property does not attract a renter for periods of months, hence no income that is relative to the overall annual income and yield.     In addition to the Annual rental income and Property value, you will also need to research and\/or estimate all the costs and expenses associated with a property, such as purchasing and transaction costs, ongoing fees and expenses as well as vacancy costs.     Using the property in the previous example, where the purchase cost was \u0e3f<\/span><\/span><\/span><\/span>3,900,000 and the monthly rent was \u0e3f<\/span><\/span><\/span><\/span>15,000, (\u0e3f<\/span><\/span><\/span><\/span>180,000 per year) if this property\u2019s overall cost of purchase was \u0e3f<\/span><\/span><\/span><\/span>4,200,000, Including land taxes, duties, lawyer fees, etc., and the annual expenses are \u0e3f<\/span><\/span><\/span><\/span>45,000, then its current net rental yield would be 3.21%. This is significantly lower than its gross rental yield of 4.61% and may greatly affect your assessment of its value.<\/p>\n

    The more factors you can include in the calculation, the more accurate the resulting rental yield figure will be, but it can be difficult to get an accurate estimate of all the associated expenses.
